Why do you have a cash back model?
The consciousness of real estate is changing. MyCondoGuru wants to be part of that change.
We want our clients to see that we are invested in their success. Part of that commitment is sharing our commission at a 50/50 percentage.
We value your business and our incentive is designed to prove to you just that!
How does the cash back program work?
1. When you buy with us, although with the buyer rep agreement we will send you a cashback rebate form. The form will state that 50% of the commission is being returned to the buyer to a maximum of $40,000.
2. This form goes direct to the accounting department so that when we receive a commission cheque from the developer, 50% of that cheque goes to you. Simple as that.
3. It’s important to note that we receive commission cheques based on the developer conditions.* Usually, but not always, the first cheque is delivered 90 days after a contract firms up. The second cheque may come after a certain percentage of the building is complete. A third cheque will arrive after the closing of the unit your purchased and you have taken possession. *This is just an example of the payout schedule and varies amongst developers.
4.The cheque, with NO exceptions must be made out to the buyer on the contract.
5.The cheque will NOT include HST.
6. The cheque will be available for pick up at the office and we will notify you by email when it is available. ID will be required for pick-up.

Is this legal?
Yes. The rules and regulations over sales professionals in real estate allow the sales professional to set their own commission structure within guidelines. Offering client commission cashback falls within these regulations.
